LPG and Oil

If you have no direct gas connection but still like the idea of a boiler and radiators then there are other alternatives. LPG gas can be supplied to a pressurized tank in your garden and the supplier will keep your tank topped up on a regular basis so you don’t run out of fuel. The down side of this is the running cost will be higher than natural gas but it may still be cheaper and more controllable than electricity. Oil could also be provided to a suitable boiler to consume the grade of oil available. An oil tank should be installed with capacity for at least 2 weeks of heat and positioned within easy distance for refuelling by an oil tanker. Oil costs can fluctuate so you need to look carefully into the costs and test the effect of a price change of up to + 20% in the event of a sudden oil supply crisis. If you home has a low rateable value and a high occupancy then it may pay to avoid the water meter option.

Generally on new properties you will not get the option for an un-metered water supply. However it is not all bad news as the sewage charge is also levied based on your water consumption, working on the theory that ‘what goes in comes out’. So if you can save on water consumption you will automatically save on sewage charges.

When buying a property you need to check this out as the costs are likely to be higher than for a mains drainage connection.

Surface water, that is rainwater, is generally connected to a separate drainage system other than foul drainage. This keeps it separate so that it can discharge back into the rivers without further treatment. In some areas where the ground is fairly porous then the local Authorities will allow the construction of a soak-away. This is basically a large hole with materials inside which help the water soak back into the ground and avoid long pipe runs.
